TENANCY AGREEMENT

WHEREBY IT IS AGREED as follows:-

1. The Landlord/s shall let and the Tenant/s shall rent furnished/partially furnished/unfurnished 1 or

A month’s notice is required by both parties for renewal or termination of Agreement.

will still be entitled for service commission.

6. The Tenant/s agree with the Landlord/s as follows:-

(a) To pay the said rent on the day and manner aforesaid without any deduction whatsoever;

(b) Upon the execution of this agreement, the Tenant/s shall pay the sum of Singapore Dollars ________

____________________________________ (S$ _______________________ ) being a deposit to be held by the Landlord/s as security for the due observance and performance by the Tenant/s of all and singular, the several convenants, conditions, stipulations and agreements on the part of the Tenant/s herein contained shall not be deemed to be treated as payment of the rent and the same shall be refunded to the Tenant/s without interest on the expiration of the term hereby created less such sums as may be due to the Landlord/s upon the Tenant/s vacating the said premises and delivering possession thereof to the Landlord/s in a satisfactory state and condition.

(c) To pay all charges in respect of the telephone if any installed in the premises;

(d) To pay all charges for the supply of water, electricity, gas and any appliances hired from the Power

Supply Ltd and any water borne sewerage system and other charges payable to the Power Supply Ltd or other competent authorities in respect of the premises;

(e) During the tenancy not to remove from the premises any of the effects in their present state of repair

and condition (reasonable wear and tear and damage by accidental fire excepted) save where the insurance moneys are rendered irrecoverable in consequence of the act of the Tenant/s and shall replace with similar articles of at least equal value or if the Landlord/s so require pay to the Landlord/s the value of any part of the effects which may be destroyed or so damaged as to be incapable of being restored to their former condition (except any parts thereof which may be destroyed or damaged by accidental fire);

(f) Not to make or permit or suffer to be made any alternation or addition (structural or otherwise) to the

premises or any part thereof without first obtaining the written consent of the Landlord/s;

(g) Not to assign sublet or part with the possession of the premises or any part thereof without the written

consent of the Landlord/s and such consent however not to be unreasonably withheld in the case of a respectable and responsible person;

(h) Not to do or permit to be done anything whereby the policy or policies of insurance against damage

by fire may become void or voidable or whereby the premium thereon may be increased and to repay the Landlord/s all expenses incurred by him if brought about by any breach or non-observance of this clause;

(i) To permit the Landlord/s and his agent at all reasonable time to enter upon and examine the

condition of the premises and to enter with such workmen and appliances as may be necessary to execute repair on the premises;

(j) At the expiration of the term hereby created to peaceably and quietly deliver up to the Landlord/s the premises together with all the fixtures, fittings and household effects in like condition as the same were delivered to the Tenant/s at the commencement of the term hereby created authorised alternations or additions and damage by fair wear and tear and act of God excepted;

(k) During four weeks immediately preceding the termination of the tenancy to permit persons with written authority from the Landlord/s or the Landlord’s agent at reasonable time of t he day to view the said premises for the purpose of taking a tenancy thereof;

(l) During the tenancy to keep in tenantable repair and good condition the interior of the premises including all doors, windows, glass, fixtures, fittings, sanitary and water apparatus on the premises and shall not remove from the premises any of the effects in their present state of repair and condition (reasonable wear and tear and damage by accidental fire excepted) save where the insurance moneys are rendered irrecoverable in consequence of the act or default of the Tenant/s and shall replace with similar articles of at least equal value or of the Landlord/s so required to pay the Landlord/s the value of any parts of the effects which may be destroyed or so damaged as to be incapable of being restored to their former condition (except any parts thereof which may be destroyed or damaged by accidental fire);

7.The Landlord/s agree/s with the Tenant/s as follows:-

(a) To pay all rates, taxes, assessments and outgoings in respect of the premises;

(b) To insure the premises and effects against loss or damage by fire and to pay all necessary premiums

punctually;

(c) The Tenant/s paying the rent of the premises and effects hereby reserved and observing the

agreements, conditions and stipulations on his/their part herein contained shall peaceably hold and enjoy the premises and effects during the tenancy without any interruption by the Landlord/s or any person lawfully claiming under or in trust for him/them. The said premises must not be used for illegal or immoral activities. No persons other than the six authorised tenants are allowed to stay in the said premises.

(d) During the tenancy to keep in tenantable the interior of the premises and the sewerage pipes thereof;

8. PROVIDED ALWAYS and it is hereby agreed and declared as follows:-

(a) If the rent for the premises and effects hereby reserved or any part thereof shall be unpaid for

fourteen (14) days after becoming payable (whether formally demanded or not) or if the Tenant/s shall omit to perform or observe any agreement condition or stipulation on his/their part herein contained then and in any of the said cases it shall be lawful for the Landlord/s at any time thereafter to re-enter upon the premises or any part thereof in the name of the whole and thereupon this tenancy shall determine but without prejudice to any claim of the Landlord/s in respect of any breach on the part of the Tenant/s of any agreement condition or stipulation herein contained;

(b) If the premises and effects or any part thereof shall at any time during the tenancy be destroyed or

damaged by fire, lighting, riot, explosion or any other inevitable cause so as to become unfit for habitation and use and the policy or policies of insurance effected by the Landlord/s shall not have been vitiated or payment of the policy moneys refused in whole or in part in consequence of any act or default of the Tenant/s the rent of the premises and the effects hereby reserved or a fair proportion thereof according to the nature and extend of the damage sustained shall be suspended until the premises shall against be rendered fit for habitation and use any disputes concerning this sub-clause shall be determined by a single arbitrator in accordance with the Arbitration Ordinance (Cap.10) or any statutory modification or re-enactment thereof for time being in force;

(c) Notwithstanding the provision of the preceding sub-clause the Landlord/s may, in the event of the

premises being destroyed or damaged as mentioned in the said sub-clause be at liberty by notice in writing to determine the tenancy hereby created and upon such notice being given to the Tenant/s the tenancy hereby created shall absolutely cease and determine but without prejudice to any right of action which the Landlord/s may have against the Tenant/s in respect of any antecedent breach of the Agreement by the Tenant/s;

(d) Notwithstanding anything herein before contained the said term of ________ (____) months from

___________________ to ______________________, should the Tenant terminate this agreement prematurely, the rental deposit of _______ (___) month will herewith be forfeited by the Landlord. (e) Any notice under this lease shall be in writing and any notice to the Tenant/s shall be sufficiently

served if left addressed to the Tenant/s on the demised premises or sent by registered post to the Tenant/s last known address in Singapore and any notice to the Landlord/s shall be sufficiently served to the Landlord/s or the Landlord’s Agent by regis tered post to the Landlord/s last known

address.
